Project Delivery

Our approach to project delivery emulates one of our core beliefs; checks and balances exist if you share common goals. We engage owners, architects and contractors alike to form strategic partnerships and deliver built work. Our objective is to collaborate, communicate and take advantage of our technological expertise to better serve our clients and projects. SHoP Construction engages in Construction Management, Design-Build and is exploring various forms of Integrated Project Delivery (IDP).

CONSTRUCTION MANAGEMENT

At the onset of construction, SHoP Construction will assign an experienced field supervisor to work directly with the subcontractors in the filed. Our project management team will maintain all necessary permits and approvals, coordinate the shop drawing process and the work, monitor and track sequencing, schedule, and cost. Regular meetings will be conducted to ensure building component and system installations compliance with the contract documents. Dispute resolution, site safety, environmental and building code compliance, applications for subcontractor progress payments, change order procedures, administration of inspections and testing will be handled by our project management team. As the project nears completion, SHoP Construction will determine substantial completion, administer punch list procedures, building department sign-offs and obtain subcontractor guarantees, warranties and operating manuals. Upon project close-out, we deliver a post-construction report to the owner including projected vs actual comparisons.

DESIGN-BUILD

SHoP Construction has a competitive advantage; it resides in the offices of experienced architects. SHoP Construction's staff are themselves integrated with capable designers. We believe it's this type of cross-pollenization that will drive industry transformation. Pending the scale of the project, SHoP Construction will engage in Design-Build projects as the primary contract holder, responsible to the owner for the design, cost and schedule of their project.

INTEGRATED PROJECT DELIVERY (IPD)

The AIA's Integrated Project Delivery (IPD) is a project delivery approach that integrates people, systems, business structures and practices into a process that collaboratively harnesses the talents and insights of all participants to optimize project results, increase value to the owner, reduce waste, and maximize efficiency through all phases of design, fabrication, and construction. SHoP Construction believes that there are many viable forms of IDP. We're engaging some of them and believe they're working.
