Preconstruction is the period of time where owners, designers, contractors, and integrators can have the most significant impact on eventual project outcome. The industry movement toward project integration will affect the preconstruction phase the most. In these trying economic times, we have a professional responsibility to prevent systemic breakdowns typical of traditional aproaches to project delivery. We simply have to plan better. The following are some of the services SHoP Construction offers during preconstruction that enable owners to achieve their objectives.
Project review will begin with a preliminary review of drawings, models and specifications. Preparation of value engineering suggestions will be provided to the owner, followed by budgetary cost reports and the project schedule. SHoP Construction will then make recommendations to the owner concerning cash flow projections and insurance requirements. Bid/award procedures and a list of qualified subcontractors per trade will be identified followed by a complete review of competitive bids to ensure they cover the full scope of work. SHoP Construction will then recommend a complete list of subcontractors whose proposals promise the most valuable level of service to the owner.

Serving in the role of Integrator, SHoP Construction collects geometry generated by designers and detailed engineers during preconstruction and conducts clash detection exercises to pre-coordinate the project prior to bid/award.

SHoP Construction's project managers generate their project schedules directly from the models utilized to develop the project. Each item in the model is attributed with supply, fabrication and installation timeframes. The idea being, if a building component is modeled, its scheduled at the same time. SHoP Construction then utilized the project BIM to display total project phase durations and provides virtual simulations of construction. This process exemplifies for owners, the means and methods to build the project.

At the same time our project teams attribute model geometry with scheduling information, they attribute the same model elements with unit and/or assembly costs. This practice is grounded in the field of quantity surveying and provides accurate results. Our estimating processes run in parallel with the varying levels of design. SHoP Construction can also provide owners with 5D estimates of multiple options versioned from the same model.

Owners are responding to the need to incorporate green. The LEED commissioning and certification process is complex and difficult to track. SHoP Construction has developed a method for making it easier. At the request of our clients, our project team will track green in the virtual realm during preconstruction to enable more accurate accounting for green initiatives prior to bid/award. Material properties, carbon footprint, electrical requirements, etc can be associated to the virtual components and tracked. This preconstruction service renders a usable device that can be used to track actual construction, thereby making commissioning and certification procedures easier for owners.
